In this strategic role, you will:
• Source and evaluate hotel acquisitions, management contracts, M&A/platform deals, and development opportunities
• Build and deepen relationships with owners, brokers, equity partners, and industry leaders
• Lead the underwriting, financial modeling, and investment analysis for all major opportunities
• Shape Davidson’s long-term growth strategy and maximize value across our existing portfolio

• Drive acquisitions and growth by sourcing and evaluating marketed and off-market hotel investment opportunities, management contracts, and strategic partnerships
• Lead financial analysis including underwriting, modeling, valuation, due diligence, and investment decision materials for internal and external stakeholders
• Develop and maintain relationships with owners, brokers, private equity firms, lenders, franchise partners, consultants, and key industry contacts
• Create and present high-quality investment materials, proposals, and pitch decks to senior leadership, partners, and prospective clients
• Partner with the CIO and executive leadership to shape long-range growth strategies and identify high-value opportunities across all verticals
• Analyze performance of existing assets to maximize returns and support owner relations
• Oversee, mentor, and develop analysts and associates, including bi-annual reviews and coaching on modeling, deal analysis, and best practices
• Collaborate cross-functionally with Operations, Finance, Development, and Senior Management teams to ensure alignment on deal strategy and execution
• Manage multiple complex transactions simultaneously, prioritizing business needs and maintaining accuracy under tight timelines
• Relocate to Atlanta within 3–6 months and work onsite 3–4 days per week, with 25–50% travel as needed for acquisitions, partner meetings, and property visits
• Bachelor’s degree required (Hospitality, Real Estate, Finance, or Business preferred); MBA is a plus
• 8–12 years of experience in hotel real estate acquisitions, hospitality business development, investment analysis, or a related field
• Advanced proficiency in financial modeling, underwriting, valuation, and market analysis
• Deep knowledge of hospitality real estate, operations, debt/equity structures, and asset management fundamentals
• Experience with transactional processes including PSAs, HMAs, franchise agreements, TSAs, loan agreements, due diligence, and closing documentation
• Strong communication, negotiation, and presentation skills with the ability to articulate complex financial concepts to diverse audiences
• Demonstrated ability to build and sustain relationships with owners, equity partners, industry stakeholders, and internal leadership
• Experience leading and developing analysts and associates, with a passion for teaching and elevating team performance
• Highly organized with exceptional attention to detail and the ability to thrive in a fast-paced, entrepreneurial, high-growth environment
• Proficiency in Excel, PowerPoint, Word, Outlook, and online research tools
• High integrity, strong judgment, collaborative mindset, and a desire to drive meaningful, strategic impact
